Home Renovations in Summerville, SC
Kitchen, bathroom and whole-home renovations, additions and porches for Summerville homes.
Summerville has two kinds of house: the older homes in and around the Downtown Historic District that gave the town its “Flowertown” character, and the planned communities and subdivisions that have grown around them over the last thirty years.
In Summerville we remodeled a kitchen with new cabinets, tile and counter: white shaker cabinets, a Fantasy Brown countertop, and tile on the floor and the backsplash. The same job included a full bathroom remodel with a walk-in shower.
Summerville is inside our free site-visit area. This page covers what we do here, the neighbourhoods we work in, and how the Town’s permits and historic-district review shape a project.
Summerville Neighborhoods We Serve
Old Summerville and the Historic District
The streets around Hutchinson Square and the Downtown Historic District, where the Board of Architectural Review looks at exterior changes and demolition under its published design guidelines. Interior renovations, kitchens, bathrooms and plaster are where we work most here.
Pine Forest Country Club
An established golf community with houses from the 1990s and 2000s at the age where the original kitchen and primary bathroom are ready for a full remodel.
Nexton
The planned community on the north side, with newer houses finished to a builder’s standard package. Homeowners here ask for the kitchen and bathrooms they actually wanted, specialty finishes, and screened porches.
Weatherstone and Wynfield Forest
Established subdivisions off Central Avenue and Old Trolley Road where kitchen overhauls, bathroom refreshes and interior refreshes across every room make sense on houses from the 1990s.
Lakes of Summerville and Carrington Chase
Family neighbourhoods on the Dorchester Road side. The common projects are a kitchen remodel, a primary bathroom with a walk-in shower, and a porch or room addition for a growing household.
Ashborough and Brookhaven
Older established neighbourhoods with mature trees and larger lots, suited to whole-home renovations and additions that keep the original house and rebuild what is inside it.
Summerville neighbourhoods and houses
Summerville has two kinds of house. Around the Downtown Historic District are the older homes that gave the town its “Flowertown” character, where the Board of Architectural Review looks at exterior changes and demolition and has published design guidelines for renovation and rehabilitation there. Old Summerville and the streets around Hutchinson Square are where those rules apply.
Everywhere else is newer: planned communities such as Nexton, Cane Bay and Carnes Crossroads to the north, and established subdivisions like Pine Forest Country Club, Ashborough, Weatherstone, Brookhaven, Lakes of Summerville, Carrington Chase, Wynfield Forest and Laurel Hill. In those, the work is usually the kitchen and bathrooms a builder finished to a standard package, a whole-home update once the finishes date, or an addition and porch for a growing family.
For older houses in and near the historic district, expect exterior changes to go through the town’s review first; interior renovations are between you, us and the building department.

Permits and the historic district in Summerville
Inside the town limits, the Town of Summerville Building Department issues residential permits through its CitizenServe online portal. An application includes a plot plan showing the existing and proposed structures, construction drawings, and a signed contract or scope of work between the owner and the contractor. If the property is in the Downtown Historic District, approval from the Board of Architectural Review comes before the permit application; the Board reviews new construction, exterior modifications and demolition there. Where a homeowners’ association or architectural review board exists, its written approval is required too. Outside the town limits, permits come from the county instead. We manage the permit application and coordinate inspections for our own work.
Renovating in Summerville
Summerville homes range from houses near the Downtown Historic District to newer subdivisions where the builder’s standard kitchen and bathrooms are the first things homeowners want to change. Either way the work is the same for us: a consultation at the house, a fixed-price proposal after design, and one multi-trade team through to the final walkthrough.
Kitchen and Bathroom Remodeling in Summerville
The Summerville kitchen on this page shows the shape of most requests here: white shaker cabinets, a granite or quartzite counter, and tile on the floor and backsplash, with the bathroom done in the same job so there is one crew and one schedule.
In the newer communities the kitchen is usually a builder-standard package homeowners want to make their own; in the older houses near downtown, original cabinetry and plumbing are often at the end of their life and the room goes down to the studs. We assess which during the consultation rather than assuming one approach fits every Summerville home.
Primary bathrooms follow the same pattern: an original garden tub and small shower replaced by a single larger walk-in shower, a double vanity and tile chosen for the Lowcountry’s humidity.

Tadelakt and Specialty Plaster
Specialty wall finishes have become one of the most requested elements in Summerville renovations, particularly in kitchens, bathrooms, and primary living spaces. Venetian plaster, limewash, and Tadelakt offer visual and tactile qualities that standard paint cannot achieve.
Our specialty plaster team has the training and experience to apply these finishes correctly. Tadelakt in particular requires specific application knowledge and the right lime products to perform as intended in wet environments.
Interior Refresh
For Summerville homeowners whose homes have good bones but dated finishes, an interior refresh delivers transformative results at a fraction of the cost of a full renovation. New flooring, updated trim profiles, fresh paint (or specialty finishes), and improved lighting can change a home from tired to exceptional without touching the structure.
Screened Porches & Covered Patios
Summerville’s climate makes outdoor living a year-round possibility for most of the year. Screened porches and covered patios extend usable square footage and are among the most enjoyable renovation investments a homeowner can make. Visit our screened porches and covered patios page for examples of what is possible.

Frequently Asked Questions: Summerville Renovations
Do you pull permits for renovation work in Summerville?
Inside the town limits, the Town of Summerville Building Department issues residential permits through its CitizenServe portal; an application includes a plot plan, construction drawings and a signed contract or scope of work. Outside the town limits, the county issues permits. We manage the permit application and coordinate inspections for our own work.
How does renovation cost in Summerville compare to Charleston proper?
Costs are comparable. Labor and material costs do not vary significantly across the greater Charleston area. The main cost variables are the scope of work, the quality of materials specified, and the complexity of the specific project.
Can you work on homes in Summerville’s historic district?
Yes. If the house is in the Downtown Historic District, approval from the Board of Architectural Review comes before the permit application; the Board reviews new construction, exterior modifications and demolition there. We plan for that review from the start.
I have an HOA. Will they need to approve my renovation?
Most of Summerville’s planned communities and subdivisions have an HOA or architectural review board, and the Town requires its written approval where one exists. We advise on the submission and prepare the documentation. Interior renovations typically do not need HOA approval.
How far in advance should I book a consultation?
We recommend contacting us as soon as you are seriously considering a project, even if your planned start date is six months away. For large projects, we begin design work well before construction starts, and our schedule fills in advance. Early consultation allows us to plan together without time pressure.
Do you have references from past projects?
Yes. We are glad to provide references from past clients during the consultation process.
What is the best first step for a homeowner who is not sure what their project should include?
The best first step is a consultation. We walk the property with you, listen to your goals, and give you an honest assessment of what the project should include, what it will cost at various levels of scope, and what the sequence and timeline would look like.
