Our approach to whole-home renovation in Charleston, SC goes far beyond cosmetic updates. What Makes Our Whole-Home Renovations Different
Most contractors approach a whole-home renovation as a series of disconnected tasks. We approach it as a unified vision. Every decision, from the framing lumber we select to the plaster finish on your walls, is made with the same questions: will this last for generations? Will it look better with age? Does it serve the homeowner’s daily life?

Multi-Trade Expertise
Carpentry, masonry, electrical, plumbing, roofing, and specialty finishes — all managed under one roof for seamless execution.

Classical Design Proportions
We study the architectural language of Charleston's most enduring buildings and apply those principles to every renovation.

Built to Last
Materials and techniques are chosen for durability, not just code compliance, within your budget.

Client Education
We walk you through every decision so you understand not just what we're doing, but why it matters for your home's longevity.

Quality Over Speed
We take the time to do things right. Rushed timelines lead to shortcuts, and shortcuts don't last.
FROM OUR WORK
Craftsman Meets Mediterranean
Craftsman Meets Mediterranean, in the portfolio, is what a whole-home renovation means to us. A poorly built 1970s house was gutted, and everything from the electrical and plumbing to the framing and finishes was done new, the roof the one thing kept. It started below the floor: a solid rebar footer poured around the exterior, block filled with concrete, the interior piers redone, an encapsulated crawlspace. Then the kitchen, a sunroom addition, two bathrooms, limewash ceilings, and restored solid brass doorknobs throughout.
OUR APPROACH
Built for generations, not just years
We bring a built-to-last mindset to everything we build. We work within your budget, and sometimes that means choosing products to fit it. The aim stays the same: a house that, as a whole, lasts for hundreds of years. That mindset decides the parts you never see as much as the finishes you do.
Repairable, not replaceable
Part of lasting is choosing materials and details that can be repaired, refinished and maintained instead of torn out and replaced: solid wood trim that can be patched and repainted, plaster that can be touched up, systems you can get to. A house built that way gets better with care instead of wearing out. We wrote more about this in why quality materials matter more than square footage.
Finishes that age well
A well-designed house does not need to be redone every few years. When the design follows the house and the finishes are chosen to age well, the kitchen and baths still look right decades later, and the money goes into the house once.
Behind the walls
It starts below the floor
That is why, on the rebuild above, the foundation work came first and the finishes came last. A beautiful room on a failing foundation is not a renovation that lasts, and the same goes for the framing, wiring and plumbing behind the walls.
Water is what ends a house early
In Charleston’s heat and humidity, the details that keep water out and let a wall dry matter as much as the plaster on it: flashing at every window and door, a drainage plane behind the siding, and a crawlspace that stays dry.
Every system planned together
Because we work across carpentry, masonry, electrical and plumbing, the systems behind the walls are planned together instead of handed from trade to trade, which is where most whole-home problems start.
Our Whole-Home Renovation Process
A successful whole-home renovation requires careful planning, clear communication, and disciplined execution. Here’s how we guide Charleston homeowners through the process from initial vision to final walkthrough.
Consultation & Site Assessment
We visit your Charleston home to understand your vision, assess the existing structure, identify opportunities, and discuss your budget and timeline expectations. This is a collaborative conversation, not a sales pitch.
Rough Design & Scope
Based on our assessment, we develop a preliminary scope of work that outlines the structural, mechanical, and finish elements of your renovation. We present options at different investment levels so you can make informed decisions.
Design & Planning
We finalize layouts, material selections, and specifications. For historic Charleston homes, this may include coordination with preservation guidelines. Every detail is documented before construction begins.
Final Proposal & Permits
You receive a final written proposal, and any change after that gets its own written proposal. We handle all permitting and approvals required by the City of Charleston or your local jurisdiction.
Construction & Craftsmanship
Our multi-trade team executes the renovation with precision. Regular progress updates keep you informed, and our quality standards make sure every element is built to last.
Final Walkthrough & Handover
We walk through every detail of your completed renovation together. Nothing is considered finished until you're completely satisfied with the craftsmanship and quality.

Frequently Asked Questions about Whole-Home Renovations in Charleston
Common questions about our complete home renovation services in the greater Charleston area.
How long does a whole-home renovation typically take in Charleston?
It depends on the scope. What drives the schedule is how much of the house is being rebuilt, what we find once walls and floors are opened, engineering, permits and inspections, material lead times, weather for any exterior work, and the decisions made along the way. We give you a detailed schedule during planning and keep it updated as the job moves.
Do you handle all trades in-house for whole-home renovations?
Yes. Our team has multi-trade expertise spanning carpentry, masonry, electrical, plumbing, roofing, and specialty finishes, and on smaller jobs we keep every trade in-house. On larger jobs, or work that needs special expertise, we bring in expert subcontractors, with Zach on the job managing them.
What is the typical cost of a whole-home renovation in Charleston, SC?
Whole-home renovation costs in Charleston vary significantly based on the size of the home, scope of work, material selections, and any structural modifications needed. We focus on quality craftsmanship and materials that will last generations, so our projects reflect that investment. We provide detailed, transparent estimates during the consultation and design phase.
Can you renovate historic homes in Charleston without losing their character?
Absolutely. We specialize in historic home renovation in Charleston, SC that honors architectural heritage while bringing homes up to modern standards. Our team understands the balance between preservation and modernization, using period-appropriate techniques and materials alongside contemporary building science to create homes that feel both timeless and functional.
What areas do you serve for whole-home renovations?
We serve the greater Charleston area including Downtown Charleston, Mount Pleasant, West Ashley, Daniel Island, James Island, Isle of Palms, Sullivan’s Island, Kiawah Island, Johns Island, Folly Beach, North Charleston, Summerville, Goose Creek, and surrounding communities within approximately 1.5 hours of Charleston.
Can we live in the house during the renovation?
Most of the time, yes. On a full-house job it is sometimes better, and cheaper, to live somewhere else while the work is done than to phase it so you can stay. We talk it through with you before work starts.
Who pulls the permits?
We do. We pull the permits and schedule the inspections as part of the project.
How does the warranty work?
Our work carries a 1-year workmanship warranty. If something comes up, let us know and Zach will come out to look at it. If it falls under the warranty, we fix it at no cost.
What happens if we change something during the project?
Every change gets its own written proposal before the work is done, so you always know what it costs.
