Home Renovations on Daniel Island, SC

Kitchen, bathroom and whole-home renovations, additions and porches for Daniel Island homes.

Daniel Island is a master-planned town within the City of Charleston: the master plan was adopted in 1993, building began in 1997, and the neighbourhoods were designed on traditional lines, with sidewalks, front porches, generous setbacks and bike paths drawing on Lowcountry architecture.

Because the houses are 25 years old at most, renovation here is about personalising: the kitchen or primary bathroom finished to the builder’s standard package, specialty plaster and better trim, and additions and porches that keep to the island’s design guidelines.

This page covers what we do on Daniel Island, the neighbourhoods, and how the City’s permits and the Architectural Review Board shape a project. Consultations on Daniel Island are free.

Daniel Island Neighborhoods We Serve

Codner’s Ferry Park

One of the island’s first neighbourhoods, bordered by Beresford Creek, with traditional homes around a neighbourhood park. The earliest houses on the island are the first to want new kitchens and primary bathrooms.

Smythe Park

Built around a 24-acre park with an 11-acre lake and trails. Homes here suit kitchen and bathroom updates beyond the builder standard, specialty wall finishes and upgraded trim.

Daniel Island Park

The country-club neighbourhood around the Daniel Island Club’s two golf courses, with the island’s larger custom homes. Whole-home updates, tadelakt and plaster, and finish carpentry to match the house are the work here.

Pierce Park

A park-centred neighbourhood of traditional houses with porches. Interior refreshes, kitchen remodels and screened-porch additions that follow the design guidelines.

Etiwan Park

Close to the island’s centre, with houses from the 2000s reaching the age of a first full kitchen and bathroom renovation.

Barfield Park

Named, like its neighbours, for the park at its heart. Homes here suit kitchen and bath renovations, flooring and trim updates, and additions that keep to the island’s architectural standards.

Daniel Island neighbourhoods and houses

Daniel Island is a master-planned town within the City of Charleston: the master plan was adopted by the City in 1993, the Daniel Island Company began building in 1997, and the neighbourhoods were designed on traditional lines, with sidewalks, front porches, generous setbacks and bike paths, drawing on the architecture of the South Carolina Lowcountry.

Codner’s Ferry Park, bordered by Beresford Creek, is one of the island’s first neighbourhoods; Smythe Park is built around a 24-acre park with an 11-acre lake; Daniel Island Park is the country-club neighbourhood around the Daniel Island Club’s two golf courses; Pierce Park, Etiwan Park and Barfield Park each take their name from the park at their centre.

Because the houses are 25 years old at most, renovation here is about personalising: a kitchen or primary bathroom finished to the builder’s standard package, specialty plaster and better trim, and additions that keep to the island’s design guidelines, which the Architectural Review Board applies to any change to the outside of a house.

Permits and design review on Daniel Island

Daniel Island sits inside the City of Charleston, so building permits and inspections come from the City of Charleston Permit Center, under the 2021 South Carolina Residential Code. Alongside the permit, the Daniel Island Architectural Review Board reviews changes to existing homes through its modification application: additions or major alterations, minor alterations, exterior colour and material changes, fences, pools and landscape changes. Interior work is between you and the City; anything that changes the outside of the house goes to the ARB first. We prepare the drawings and manage both submissions for our own work.

Kitchen and Bathroom Remodeling on Daniel Island

On Daniel Island the kitchen and bathrooms were almost always finished to a builder’s package, and the most requested project is replacing that package with what the owner actually wanted: custom cabinetry, a stone counter, a layout that fits how the household cooks and gathers.

Primary bathrooms follow the same pattern: the original garden tub and separate shower giving way to a single larger walk-in shower, a double vanity and tile chosen for the Lowcountry’s humidity, or a tadelakt shower for a finish tile cannot give.

Because these are interior projects, the Architectural Review Board is not involved unless the work changes the outside of the house; the City of Charleston permit covers the rest. We handle both.

Kitchen Remodeling

The kitchen is consistently the highest-impact renovation in any home, both for daily livability and for resale value. A Daniel Island kitchen remodel from our team means a custom approach: new cabinetry, countertop selection, tile and backsplash, lighting redesign, and appliance coordination handled as a single cohesive project. We do not use stock cabinet programs or work from catalog layouts. Every kitchen is designed to the specific dimensions of the room, the preferences of the homeowner, and the overall design direction of the home. Explore our dedicated kitchen remodeling services for full detail on our approach.

Bathroom Renovations

Daniel Island bathroom renovations run the full range, from targeted primary bath updates to guest bath refreshes to complete primary suite transformations with custom tile showers, freestanding soaking tubs, and double vanity configurations. Our bathroom renovation team handles the full scope: demolition, plumbing rough-in, waterproofing, tile installation, vanity and fixture selection, and finish carpentry. For homeowners interested in Tadelakt plaster shower walls as an alternative to tile, we are one of the very few contractors in the Charleston area with genuine expertise in this finish.

Whole Home Renovations

When a Daniel Island home needs more than a single-room update, a whole home renovation addresses everything in a coordinated sequence. The advantage of a comprehensive scope is that design decisions flow from a single vision rather than accumulating as disconnected improvements over time. Our whole home renovation process begins with a thorough design phase that establishes the palette, material selections, and sequence of work before any construction begins. This upfront investment in planning eliminates the costly changes and delays that come from making decisions mid-construction.

Home Additions

Many Daniel Island homes sit on lots with room to expand, and the addition of a front porch, back porch, sunroom, or room addition can significantly change how a home functions and how it presents. We build additions that are structurally sound and architecturally compatible with the existing home. Our home addition services include front and back porch construction, sunroom additions, room additions, and second-story expansions. We also coordinate with your local HOA if the addition requires community approval.

Tadelakt and Specialty Plaster

Specialty wall finishes have become one of the most requested elements in Daniel Island renovations, particularly in kitchens, bathrooms, and primary living spaces. Venetian plaster, limewash, and Tadelakt offer visual and tactile qualities that standard paint cannot achieve.

Our specialty plaster team has the training and experience to apply these finishes correctly. Tadelakt in particular requires specific application knowledge and the right lime products to perform as intended in wet environments.

Interior Refresh

For Daniel Island homeowners whose homes have good bones but dated finishes, an interior refresh delivers transformative results at a fraction of the cost of a full renovation. New flooring, updated trim profiles, fresh paint (or specialty finishes), and improved lighting can change a home from tired to exceptional without touching the structure.

Screened Porches & Covered Patios

Daniel Island’s climate makes outdoor living a year-round possibility for most of the year. Screened porches and covered patios extend usable square footage and are among the most enjoyable renovation investments a homeowner can make. Visit our screened porches and covered patios page for examples of what is possible.

Whether your project requires structural carpentry, custom cabinetry, tile work, specialty plaster, or a combination of all of these, we handle it in-house or through our vetted subcontractor network without loss of quality oversight.

Expert Team.  Our builders and craftspeople have years of combined experience on Lowcountry renovation projects. Browse recent renovation projects to see examples of that work firsthand.

High-Quality Materials. We specify materials for durability in Charleston’s coastal climate, including proper choices for humidity exposure, salt air, and the long seasons of heat and rain.

On-Time Delivery. We communicate proactively about schedule changes and manage our projects to deliver on the timeline we committed to at project start.

Frequently Asked Questions: Daniel Island Renovations

Do you pull permits for renovation work on Daniel Island?

Daniel Island sits inside the City of Charleston, so building permits and inspections come from the City of Charleston Permit Center under the 2021 South Carolina Residential Code. We manage the permit application and coordinate inspections for our own work.

How does renovation cost on Daniel Island compare to Charleston proper?

Costs are comparable. Labor and material costs do not vary significantly across the greater Charleston area. The main cost variables are the scope of work, the quality of materials specified, and the complexity of the specific project.

Does the Daniel Island Architectural Review Board need to approve my renovation?

Only if it changes the outside of the house. The ARB reviews additions or major alterations, minor alterations, exterior colour and material changes, fences, pools and landscape changes through its modification application for existing homes. Interior work is between you, us and the City. We prepare the drawings and manage both submissions for our own work.

I have an HOA. Will they need to approve my renovation?

Daniel Island’s associations review exterior changes through the ARB, and some neighbourhoods have additional guidelines of their own. We advise on what to submit and prepare the documentation. Interior renovations typically do not need approval.

How far in advance should I book a consultation?

We recommend contacting us as soon as you are seriously considering a project, even if your planned start date is six months away. For large projects, we begin design work well before construction starts, and our schedule fills in advance. Early consultation allows us to plan together without time pressure.

Do you have references from past projects?

Yes. We are glad to provide references from past clients during the consultation process.

What is the best first step for a homeowner who is not sure what their project should include?

The best first step is a consultation. We walk the property with you, listen to your goals, and give you an honest assessment of what the project should include, what it will cost at various levels of scope, and what the sequence and timeline would look like.
