Home Renovations in North Charleston, SC

Kitchen, bathroom and whole-home renovations, additions and porches for North Charleston homes.

North Charleston has some of the area’s best value in older houses: Park Circle’s bungalows and cottages from the 1920s to the 1950s, the post-war neighbourhoods along Rivers Avenue and Dorchester Road, and newer communities toward Wescott and Coosaw.

The projects that make the most of them are the ones we do every day: kitchens and bathrooms brought up to date, an interior refresh that changes a whole house without touching the structure, and additions and porches that add real living space.

This page covers what we do in North Charleston, the neighbourhoods, and how the City’s permits shape a project. Consultations in North Charleston are free.

North Charleston Neighborhoods We Serve

Park Circle

A planned neighbourhood laid out around a circle in the early twentieth century, with bungalows and cottages from the 1920s to the 1950s. The City is investing 20 million dollars in the circle itself. These houses reward the same care as a downtown cottage: original details kept, kitchens and bathrooms brought up to date.

Oak Terrace Preserve

A 55-acre infill neighbourhood built on the site of Second World War-era housing and planned as one of the country’s leading green residential projects. Newer houses here suit kitchen and bath updates beyond the builder standard and specialty finishes.

Olde North Charleston

The streets around Park Circle and East Montague, the city’s original core, where cottages and small houses from the 1920s onward are renovated to keep their character.

Dorchester Road and Wescott

Established and newer neighbourhoods on the Dorchester Road side, from 1970s ranches to recent communities, where kitchens, primary bathrooms and interior refreshes are the common projects.

Ashley Phosphate and Northwoods

Post-war and 1970s-to-1980s neighbourhoods at the age where original finishes have run their course: kitchen overhauls, bathroom refreshes and whole-home updates.

Coosaw Creek

A golf community on the northern edge with larger houses from the 1990s and 2000s, suited to whole-home updates, specialty plaster and additions.

North Charleston neighbourhoods and houses

Park Circle is the neighbourhood people picture first: a planned community laid out around a circle in the early twentieth century, with bungalows and cottages from the 1920s to the 1950s that have become some of the most sought-after older houses in the area. The City is investing 20 million dollars in the interior of the circle itself, with a new community centre, green space and the region’s largest inclusive playground.

Next to it, Oak Terrace Preserve is a 55-acre infill neighbourhood built on the site of Second World War-era housing, planned as one of the country’s leading green residential projects. Further out are the post-war and 1960s-to-1980s neighbourhoods along Rivers Avenue, Dorchester Road and Ashley Phosphate, and newer communities toward the Wescott and Coosaw areas.

For a renovation: the Park Circle houses reward the same care as a downtown cottage, original details kept and the kitchen and bathrooms brought up to date; the later neighbourhoods are the area’s best value for a whole-home update or an addition.

Permits in North Charleston

The City of North Charleston requires a permit before anyone erects, constructs, adds to, alters, demolishes or moves a structure. Permits are good for six months, and if no inspection takes place within six months the permit expires and the process starts again, so the schedule matters. We manage the permit application and coordinate inspections for our own work.

Kitchen and Bathroom Remodeling in North Charleston

Kitchen and bathroom remodeling is the most requested work in North Charleston, and the houses explain why: the post-war and 1970s-to-1980s neighbourhoods are at the age where the original kitchen and bathrooms have outlived their finishes while the structure is sound, and the Park Circle cottages deserve a kitchen scaled to the house.

A kitchen with a sound layout may need only new cabinetry, counters and a backsplash to feel completely transformed; a bathroom with aging waterproofing or original plumbing usually calls for a full renovation down to the studs. We assess this during the consultation rather than assuming one approach fits every house.

Whether your North Charleston home needs a full kitchen renovation, a primary bathroom transformation, or both as one coordinated project, the standard is the same: custom to the room, materials chosen for the Lowcountry climate, finished so it looks as though it was always there.

Kitchen Remodeling

The kitchen is consistently the highest-impact renovation in any home, both for daily livability and for resale value. A North Charleston kitchen remodel from our team means a custom approach: new cabinetry, countertop selection, tile and backsplash, lighting redesign, and appliance coordination handled as a single cohesive project. We do not use stock cabinet programs or work from catalog layouts. Every kitchen is designed to the specific dimensions of the room, the preferences of the homeowner, and the overall design direction of the home. Explore our dedicated kitchen remodeling services for full detail on our approach.

Bathroom Renovations

North Charleston bathroom renovations run the full range, from targeted primary bath updates to guest bath refreshes to complete primary suite transformations with custom tile showers, freestanding soaking tubs, and double vanity configurations. Our bathroom renovation team handles the full scope: demolition, plumbing rough-in, waterproofing, tile installation, vanity and fixture selection, and finish carpentry. For homeowners interested in Tadelakt plaster shower walls as an alternative to tile, we are one of the very few contractors in the Charleston area with genuine expertise in this finish.

Whole Home Renovations

When a North Charleston home needs more than a single-room update, a whole home renovation addresses everything in a coordinated sequence. The advantage of a comprehensive scope is that design decisions flow from a single vision rather than accumulating as disconnected improvements over time. Our whole home renovation process begins with a thorough design phase that establishes the palette, material selections, and sequence of work before any construction begins. This upfront investment in planning eliminates the costly changes and delays that come from making decisions mid-construction.

Home Additions

Many North Charleston homes sit on lots with room to expand, and the addition of a front porch, back porch, sunroom, or room addition can significantly change how a home functions and how it presents. We build additions that are structurally sound and architecturally compatible with the existing home. Our home addition services include front and back porch construction, sunroom additions, room additions, and second-story expansions. We also coordinate with your local HOA if the addition requires community approval.

Tadelakt and Specialty Plaster

Specialty wall finishes have become one of the most requested elements in North Charleston renovations, particularly in kitchens, bathrooms, and primary living spaces. Venetian plaster, limewash, and Tadelakt offer visual and tactile qualities that standard paint cannot achieve.

Our specialty plaster team has the training and experience to apply these finishes correctly. Tadelakt in particular requires specific application knowledge and the right lime products to perform as intended in wet environments.

Interior Refresh

For North Charleston homeowners whose homes have good bones but dated finishes, an interior refresh delivers transformative results at a fraction of the cost of a full renovation. New flooring, updated trim profiles, fresh paint (or specialty finishes), and improved lighting can change a home from tired to exceptional without touching the structure.

Screened Porches & Covered Patios

North Charleston’s climate makes outdoor living a year-round possibility for most of the year. Screened porches and covered patios extend usable square footage and are among the most enjoyable renovation investments a homeowner can make. Visit our screened porches and covered patios page for examples of what is possible.

Local Presence. We are a Charleston-area contractor. We know North Charleston’s neighborhoods, its building officials, its permitting process, and the particular demands of renovation work in the Lowcountry’s coastal environment.

Design Depth. We bring architectural knowledge to renovation work that most contractors do not. Proportion, moulding selection, material quality, and finish coordination are not afterthoughts. They are how we approach every project.

Full-Service Capability. Many renovation contractors specialize in one trade or one type of project. We are a full-service renovation firm. Whether your project requires structural carpentry, custom cabinetry, tile work, specialty plaster, or a combination of all of these, we handle it in-house or through our vetted subcontractor network without loss of quality oversight.

Expert Team.  Our builders and craftspeople have years of combined experience on Lowcountry renovation projects. Browse recent renovation projects to see examples of that work firsthand.

High-Quality Materials. We specify materials for durability in Charleston’s coastal climate, including proper choices for humidity exposure, salt air, and the long seasons of heat and rain.

South Carolina Building Code Compliance. All permitted work is inspected to current SC residential code. We do not cut corners on structural, electrical, or waterproofing requirements.

On-Time Delivery. We communicate proactively about schedule changes and manage our projects to deliver on the timeline we committed to at project start.

Frequently Asked Questions: North Charleston Renovations

Do you pull permits for renovation work in North Charleston?

The City of North Charleston requires a permit before anyone erects, constructs, adds to, alters, demolishes or moves a structure. Permits are good for six months, and if no inspection takes place within six months the permit expires and the process starts again, so the schedule matters. We manage the permit application and coordinate inspections for our own work.

How does renovation cost in North Charleston compare to Charleston proper?

Costs are comparable. Labor and material costs do not vary significantly across the greater Charleston area. The main cost variables are the scope of work, the quality of materials specified, and the complexity of the specific project.

Are there historic-district rules in North Charleston?

Park Circle and Olde North Charleston are historic neighbourhoods, and the City reviews exterior changes in its designated districts. We check what applies to a given address before design and plan the work around it; interior renovations go straight to the permit.

I have an HOA. Will they need to approve my renovation?

The newer communities such as Oak Terrace Preserve and Coosaw Creek have an HOA or architectural review that looks at exterior changes; the older neighbourhoods generally do not. We advise on what to submit and prepare the documentation. Interior renovations typically do not need HOA approval.

How far in advance should I book a consultation?

We recommend contacting us as soon as you are seriously considering a project, even if your planned start date is six months away. For large projects, we begin design work well before construction starts, and our schedule fills in advance. Early consultation allows us to plan together without time pressure.

Do you have references from past projects?

Yes. We are glad to provide references from past clients during the consultation process.

What is the best first step for a homeowner who is not sure what their project should include?

The best first step is a consultation. We walk the property with you, listen to your goals, and give you an honest assessment of what the project should include, what it will cost at various levels of scope, and what the sequence and timeline would look like.
