Tadelakt
A traditional Moroccan lime plaster that becomes naturally waterproof when hand-polished with a river stone and treated with olive oil soap. Tadelakt creates seamless, organic surfaces with a subtle sheen and depth of color that evolves beautifully over time.

Where we use it
Mostly in showers and wet areas, but it works anywhere other plaster does. Its main benefit is the burnishing: it makes the surface waterproof, durable and easy to clean.
Living with it
It holds up well as long as you are happy for it to develop a patina. It gets better with age. The main upkeep is simply not damaging it: avoid harsh or acidic cleaners and anything that scratches, and clean it with black olive-oil soap, which also helps maintain the water resistance.

How it is finished
A scratch coat and a base coat go on first, then three finish coats as standard. Each finish coat is compressed and polished with a stone while it is still damp and treated with black olive-oil soap; the soap reacts with the lime to form a natural wax, which is what makes the surface water-resistant.
The lime needs time to cure: a new tadelakt shower should not be used for at least two weeks.
The little things
We like Lancaster Lime Works products and follow the application instructions for whatever we use, but the small decisions are still deliberate. This range hood was troweled in one direction, mainly with a swirling motion, to give it that swirl.

Choosing the room
Its colours look best in earth tones. It can look good on an accent wall, but many homeowners want the whole room and the ceiling done for a cohesive, enveloping feel. On the whole-home rebuild in our portfolio only the ceilings are limewashed: enough to give the rooms character without making them busy.
Inside and out
It works outside on masonry too. Limewash goes on about as thin as milk, usually in three or more coats.
LIMEWASH
To seal or not
Whether to seal limewash depends on where it is and what is underneath.
When we seal it
Anywhere it will be touched, splashed or wiped: kitchens and baths, behind a sink or on a backsplash, a hearth, busy hallways and entries, and exterior walls that take water, such as around downspouts and hose bibs, on sills and ledges, and where there is no overhang. Unsealed limewash is delicate: it can chalk, leaving a harmless white residue, and it does not stand up to wiping.
When we leave it
Where it is rarely touched, such as ceilings and low-traffic walls, and on historic masonry, which has to breathe and let moisture vapour escape. On old brick, a water repellent comes only after the masonry itself is repaired and repointed, and it has to keep that vapour permeability.
The options
A breathable mineral water repellent is invisible, repels water and stops chalking while still letting vapour through; it is the usual choice outside and on surfaces people touch. A clear matte wall sealer makes interior limewash more wipeable, but it adds a slight sheen, suits lighter colours best, and is not waterproof or grease-proof. We choose the product for the wall and the room at the consultation.

Venetian Plaster
A polished Italian lime plaster that creates a luminous, marble-like finish with remarkable depth and movement. Applied in multiple thin layers and burnished to a high polish.

Moroccan Clay Plaster
An earthy, natural clay-based plaster that creates warm, textured surfaces with exceptional acoustic properties. Moroccan clay plaster absorbs sound and regulates humidity.

MODERN
Microcement
Microcement is the modern option: sleek, with more of a matte finish. Like tadelakt it can be made waterproof, so it is a good alternative for showers, and its main advantage is that it is easier to maintain.
We use it on floors, showers, countertops, walls and outdoor surfaces, and we use the Topciment system, including its own sealer.

- A primer matched to the surface underneath (a moisture-barrier primer in wet areas)
- A fibreglass mesh
- Two base coats
- Two finish coats in the chosen colour and texture
- Topciment’s own sealer on top, which with the primer makes the system waterproof
DESIGN
Plaster or tile? Match the house
From a design standpoint, every one of these finishes is a better fit than tile in a house where modern tile would stick out like a sore thumb.
In a Mediterranean or Spanish-style house, plaster walls are part of the architecture and modern tile looks out of place, although certain Mediterranean encaustic cement tiles fit the style well. We help you choose the finish that suits the house as well as the room.

What affects the cost
Price depends on the size of the job, the details and the product. As a rule of thumb, tadelakt is the most involved of these finishes; Venetian plaster is generally less, with a wide range from marmorino to specialty finishes; and microcement is one of the more affordable options.
